We operate legally in this jurisdiction. We are registered with the SRI, or federal tax department (Servicio de Rentas Internas de Ecuador RUC #: 1191741389001) and submit monthly tax reports through our accountant, Andrea Belen Aguirre Salazar. We have also paid a license fee to the municipality and fire department. There are no other licenses required to be lawful. A certificate from a realty association is not an actual license, or needed here. This is a free country.
Instead of joining a realty association in a competitive environment where there are no shared listings or shared commissions; we chose to go through the lengthy, complicated process of incorporating. When you give your money to an agent who is not incorporated, you are taking more risk than is necessary. Our deed, is kept at the offices of the notary Dr. Eduardo Ortega Ordóñez and has been approved by the Superintendencia de Compañís (7364784). We are authorized to operate solely and specifically as a real estate and construction company. We have applied for federal trademark protection on our name and logo. We bank at the Bank of Machala using our company name.
Our version of what you should demand from anyone who is purporting to act as a realty company is quite simple. Ask to see their factura book. These tax receipts can only be printed by government authorized printers. Look specifically for the words RUC and factura. A RUC # will confirm that theyre registered to pay taxes. A company name, must include the words inmobiliaria or bienes raíces followed by Cia. Ltda. and shows a consideration for the safety of your money. Of course, the real weasels will just make up a fake book after reading this. The novel, if I ever finish it, will be great!
